Simply AMAZING! I had never heard of Mr. Antone before, and throughout his training, kept thinking I wish I had. I got more out of this free training than any other high paid seminar I had been too. One point that is confusing to me on the issue of 50/50 equity partners for down payment vs debt partners is the idea of the total return on the complete capital stack. For example in the pizza franchise example at the end. If the 75% institutional main loan were at 7%…and you added 20% at 5% debt, your total return would be 4.4% of the 100% of the NOI (with greater risk). With an equity partner, your personal take is 4.3% of 50% of NOI. With over 4 pts spread I think I’d choose double the money for a relatively modest risk
